Investment Criteria

  • Purchase Price: $300,000 to $15,000,000. STEELHOUSE CAPITAL “SHC” can co-invest with other partners on larger projects.

  • Project/Property Type: Commercial, multi-family, and land.

  • Investment Type: Value-add, and repositioning, stabilized assets and Ground-up development

  • Investor Return Targets: At least high teens IRR and approximately 2x equity multiple within a 5-year horizon.

  • Location: North Carolina

  • Requirements: Competitive advantages (i.e., barriers to entry, unique zoning, public-private partnership, below replacement cost, low-cost basis, etc.).
